While most newly divorced couples can’t get away from each other fast enough, it seems Jennifer Lopez might be moving to Ben Affleck‘s neighborhood. The superstar recently toured a $20 million mansion in Los Angeles’ upscale Brentwood neighborhood, not far from where her ex-husband currently resides—but it’s not the proximity to Ben that’s giving her pause.

The real concern? Mother Nature herself. Sources tell TMZ that while the “On The Floor” singer is quite taken with the off-market estate, she’s hesitating due to serious environmental worries stemming from the devastating Palisades Fire that’s been raging since January 7, 2025.

Lopez, 55, is taking no chances with her potential new home. Sources say she’s bringing in an air quality specialist to thoroughly assess the area before moving forward with any deals. It’s a prudent move, considering the recent warnings from health officials about the fire’s lasting effects.

“Fire debris and ash contain harmful substances like heavy metals, asbestos and toxic chemicals,” LA County Department of Public Health Director Dr. Barbara Ferrer cautioned during a recent press conference, as reported by ABC7. She added that “heavy metals such as lead and arsenic can come from burned electronics and building materials,” warning that long-term exposure could lead to chronic respiratory conditions.

The environmental concerns are all too real for Affleck, who recently had his own brush with the blaze. The actor-director, 52, was forced to evacuate his $20 million mansion, which sits right on the border of Brentwood and Pacific Palisades. He temporarily relocated to first wife Jennifer Garner’s Brentwood home, where he stayed with their three children—Violet, 19, Seraphina, 16, and Samuel, 12—before returning to his property on January 8, 2025.

Despite their recent divorce, Lopez has remained supportive throughout Affleck’s evacuation ordeal. “She’s been checking in on Ben throughout this whole ordeal” and “let him know she’s there for him and the kids,” an insider recently revealed to Page Six.

While the former couple works through their separation, including trying to sell their shared Beverly Hills mansion for a reported $61 million, it seems Lopez’s only real estate dealbreaker has nothing to do with her ex—it’s all about air quality.
